Portfolio Fund Manager - Quantity Surveyor back ground

London Competitive basic salary plus strong bonus & benefits Contract

Job title: Portfolio Manager – Real Estate Fund

Requirement: MRICS or MCIOB Quantity Surveyor / Cost Manager

Location: Central London

This is a rare opportunity for a chartered Quantity Surveyor or Cost Manager to move into a leading real estate investment and development finance organisation.

We are working with an established, privately backed real estate fund manager and investment business seeking to appoint a Portfolio Manager to its growing London team.

This position is specifically aimed at qualified Quantity Surveyors / Cost Managers with broader project management and construction experience. It is not a traditional property or investment portfolio management role.

The Opportunity

Working directly with the Director of Portfolio Management, you will help oversee a diverse UK development portfolio, including residential, student accommodation, care homes, senior living and other commercial sectors.

The role offers exposure to substantial development projects, investment decisions and complex construction challenges, with the opportunity to take genuine ownership rather than simply provide external advice.

Responsibilities will include:

  • Reviewing development costs, budgets, cashflows and monthly drawdown requests.
  • Interrogating monitoring surveyor reports and challenging commercial assumptions.
  • Assessing construction progress, procurement, programme and delivery risks.
  • Undertaking site inspections and working directly with developers, contractors and consultants.
  • Supporting projects experiencing commercial or delivery difficulties.
  • Providing clear commercial recommendations to senior management and investment stakeholders.
  • Taking an active role in project management and delivery where required.

About You

We are specifically looking for:

  • A chartered Quantity Surveyor / Cost Manager (MRICS or MCIOB).
  • Experience at Senior Surveyor or early Associate level.
  • Strong technical understanding of construction costs, procurement and commercial management.
  • Broader project management experience, ideally including Employer's Agent or Contract Administrator responsibilities.
  • Experience gained within a professional consultancy, developer, client-side organisation or relevant contracting environment.
  • Excellent organisational skills and the ability to manage multiple live projects.
  • A proactive, commercially minded individual who enjoys challenging assumptions and solving problems.

You will need to be comfortable getting into the detail, taking responsibility and engaging confidently with developers, contractors and senior investment professionals.

Why Consider It?

This is an opportunity to use your QS / Cost Management expertise in a very different environment.

You'll work closely with the senior leadership of a growing, entrepreneurial investment business, gaining direct exposure to development finance, investment decisions and a diverse portfolio of projects across the UK.

The culture is collaborative, supportive and non-hierarchical, with genuine scope for professional development.
