A highly regarded private real estate business is seeking a Project Director to join its London office, leading the design and delivery of a significant pipeline of office-led construction and refurbishment projects across its UK portfolio.

This is a newly created role driven by a sustained increase in project activity, including major refurbishments, repositioning initiatives, and select development-led schemes within prime Central London locations.

The Role

The Project Director will take full responsibility for the end-to-end delivery of multiple projects, acting as a hands-on lead rather than a coordinator. The role requires strong technical judgement, commercial discipline, and the confidence to operate with minimal external reliance where appropriate.

Key responsibilities include:

  • Leading the design, procurement, and delivery of refurbishment and development projects, primarily within the office sector
  • Appointing and managing design teams, consultants, contractors, and specialist advisers
  • Advising on procurement strategy, contract selection, and delivery methodology
  • Managing programmes, budgets, quality, risk, and compliance across multiple concurrent projects
  • Providing clear, concise reporting and strategic advice to senior stakeholders
  • Taking a pragmatic, cost-conscious approach, treating capital expenditure as if it were your own
  • Reducing over-reliance on external consultants while knowing when specialist input is genuinely required

Candidate Profile

This role will suit a technically strong, delivery-focused Project Director who enjoys operating close to the detail while retaining strategic oversight.

You will likely bring:

  • 10+ years’ experience in real estate design and construction project delivery
  • Proven leadership of large-scale projects (£100m+), ideally within the office sector
  • Strong understanding of landlord works, occupier requirements, and technical negotiations
  • Excellent knowledge of procurement routes and standard forms of contract
  • Experience delivering multiple projects simultaneously within an active portfolio
  • A confident, succinct communication style, particularly when dealing with senior international stakeholders
  • A collaborative mindset and desire to be part of a close-knit, high-performing team
  • Experience across mixed-use elements such as leisure, F&B, or fitness within office environments would be advantageous.
