Portfolio Manager

Location: Central London

Salary: £70,000 - £80,000 + bonus + benefits

Duration: 12 Months FTC

Capstone have partnered with a highly respected Central London Property Investment and Development company, who are looking for an exceptional Portfolio Manager. The organisations owns around £2.5 billion of real estate - primarily commercial but also retail and residential - 100% in central London with a rent roll of approx. £90 million per annum.

Reporting to the Senior Portfolio Manager and working closely with the Portfolio Management team and Financial Analysis team, the Portfolio Manager will possess strong analytical skills and have high attention to detail.

Responsibilities:

Asset business planning

  • Ownership of the total return of their assets
  • Annual creation and quarterly refresh/renewal of the asset business plan, showing how to create value, as well as hold/sell recommendations, and ensuring agreement and buy-in of the Customer Experience(CX) team to this plan; and promotion of this to the wider business
  • Execution of business plan to create value, including taking leadership of:
    • overseeing analysis (with a clear underlying understanding) of proposed asset-specific transactions to assess the impact on value (income and capital) and future returns
    • leasing vacant space (via Leasing team)
    • managing rent reviews
    • lease renewals (in conjunction with the Leasing and CX teams) o lease variations/re-gears including head leases
    • aligning lease 'block dates'
    • dilapidations (via Building Surveying team)
    • surrenders
    • executing sales
    • minimising empty rates liabilities

Effective portfolio management

  • Effective portfolio management of designated assets, working closely with the Customer Experience team, specifically approval of the service charge budget as prepared by the CXteam and administered by the service charge accountants.
  • Lead with sales (keep building ready for sale) where appropriate, assisting with purchases (including adjacent properties to create sites/synergies) and valuations
  • Responsibility for maintaining accuracy of their input to the management systems; and that critical dates are actioned i.e., rent reviews, lease expiries and break options
  • Hand over and managing the licence to alter process with the BS team (including post fitout check against licence), minor capital or revenue expenditure, approval of the service charge budget, and agreement of each building's PPM programme with the CX team
  • Take lead in formulation of vacant possession strategy for larger projects
  • Maintain joint venture relationships and creation of regular JV reports
  • Hold relationship with Business Improvement Districts (BIDs)

Development and refurbishment projects

  • Review and approve minor refurbishments as proposed by CX and other teams, as appropriate

Communication

  • Communicate effectively both within Portfolio Management and across other areas of the business to support company teamwork ethos and the delivery of Group-level objectives

Critical skills and experience required

  • Qualified surveyor and experienced professional from within a commercial property environment
  • Preparation and implementation of asset business plans in written and numerical form
  • Demonstrable independent success in identifying and delivering on opportunities to create commercial value and maximise total return
  • Appointment and management of external professional teams
  • Knowledge of leasing and capital transactions, L&T, refurbishment, and service charge management
  • Analysis - using Microsoft Excel, evaluate asset performance, evolve asset strategy, and implement
  • Commercial thinking - identifies opportunities to deliver value at business plan level
  • Negotiation - demonstrates understanding of other parties' interests/agenda and works to deliver mutually beneficial outcomes
  • Planning and implementation - conduct forward planning, manages risk and monitors progress
