Overview

Capstone have partnered with a leading UK-based residential developer in their search for a high-calibre Investment Director. This is a senior leadership opportunity to shape the acquisition and divestment strategy across a diverse real estate portfolio, including BTR, Purpose-Built Student Accommodation (PBSA), and Co-Living sectors.


This position sits within a high-performing, cross-disciplinary team comprising acquisitions, planning, development, and funding specialists. The successful candidate will lead end-to-end investment activity, overseeing both acquisitions and disposals to deliver strategic growth and maximise asset value.


Key Responsibilities

Origination & Strategy

  • Identify, appraise, and lead the acquisition of development opportunities aligned with the company’s target markets and investment criteria.
  • Champion high-quality opportunities through internal governance processes.
  • Contribute to broader market and city-level strategies with actionable insight and data.
  • Support the Head of Acquisitions and Head of Divestments in refining and executing the group investment strategy.


Financial & Commercial Underwriting

  • Take overall responsibility for financial and commercial modelling of acquisition and divestment opportunities.
  • Assess key inputs including unit mix, gross-to-net ratios, rental assumptions, yields, capex, opex, and development costs.
  • Collaborate effectively with internal teams across design, finance, legal, and construction to ensure robust underwriting.
  • Explore alternative deal structures and risk-sharing mechanisms to enhance returns.


Transaction Management

  • Lead the full transaction lifecycle including bids, heads of terms, legal negotiation, and exchange/completion.
  • Manage relationships with external agents, landowners, legal advisers, and consultants.
  • Lead on asset disposals, coordinating the marketing process, due diligence, data room population, and negotiation of sale terms.
  • Ensure optimal capital returns and alignment with the wider development strategy.


Planning & Development Support

  • Engage with internal planning colleagues to influence applications and design briefs that maximise commercial value.
  • Provide inputs on viability, market positioning, and risk as part of planning submissions and early-stage development assessments.


Reporting & Governance

  • Lead investment reporting at all stages from acquisition to divestment, ensuring performance is tracked against approved KPIs.
  • Prepare and present Investment Committee papers, ensuring clear, data-driven decision-making support.
  • Maintain oversight of project deliverables, timelines, and financial exposure.


Leadership & Stakeholder Management

  • Provide mentoring, oversight, and training to junior team members.
  • Act as a key liaison across departments and external stakeholders including clients, consultants, funders, and legal teams.
  • Represent the business at industry events and investor meetings, strengthening market presence and network influence.
  • Contribute to a collaborative, high-performance team culture through inclusive leadership and knowledge sharing.


Candidate Requirements

Essential

  • Demonstrable experience in leading complex real estate transactions, including acquisitions and/or divestments.
  • Strong background in BTR, PBSA, Co-Living or adjacent real estate sectors.
  • Advanced financial modelling skills and a clear understanding of development economics.
  • Track record of structuring deals and executing transactions in the UK property market.
  • Excellent negotiation, communication, and interpersonal skills.
  • Strong commercial awareness and a strategic mindset.


Desirable

  • MRICS, CFA, or equivalent professional qualification.
  • Experience working with mixed-use or large-scale development projects.
  • Existing network within the real estate investment and development community.
