Position Title: Head of Maintenance

Location: Bracknell (hybrid working)

Salary: £50,000 - £60,000 per annum

Capstone have partnered with a leading provider of residential care and supported living services for people with learning disabilities, autism and mental health conditions. They are looking to hire a Head of Maintenance, fully responsible for maintaining the entire property portfolio, including planned, response, and emergency maintenance.

Purpose of the Position:

  • Ensure and uphold the highest possible standards for the built environment, external areas, and garden spaces.
  • Develop and maintain effective communication with staff, service users, visitors, and contractors.
  • Manage maintenance activities in a cost-effective manner.
  • Serve as the Health & Safety lead for statutory compliance across all properties.
  • Ensure all service users' environments and personal equipment are maintained to the highest standard.
  • Oversee the maintenance and repair of all properties and equipment.

Principal Responsibilities & Duties:

  • Lead the day-to-day management and coordination of the Maintenance Team and Lead Operatives.
  • Conduct regular visits to properties to ensure high-quality living environments.
  • Oversee financial planning, including budgeting, procurement of third-party services, and controlling expenditure for maintenance teams.
  • Plan, program, and control works carried out by maintenance operatives and external contractors to ensure a high standard of work.
  • Engage with external contractors to ensure value for money and resident-focused services.
  • Oversee and manage Out-of-Hours callouts and overtime coordination.
  • Provide technical advice to the team on property repair issues.
  • Recruit and provide training to the Maintenance Department for current and future tasks.
  • Ensure compliance with Health & Safety through training, toolbox talks, and providing adequate PPE.
  • Ensure compliance with Water Hygiene and other property-related regulations.
  • Regularly communicate with team members and support staff.
  • Be the primary point of contact for the Operations and Referrals Teams regarding building upkeep and service user needs.
  • Ensure properties meet local Environmental Health Department standards and other relevant regulations.
  • Oversee structural modifications, ensuring compliance with Building Regulations and Planning Legislation.
  • Ensure relevant checks and services are performed according to company policies, and maintain proper records and documentation.
  • Use personal protective equipment when necessary.
  • Assist in the induction and familiarization of new properties.
  • Comply with organizational standards, policies, and Health & Safety regulations.
  • Report defects, damage, theft, breakages, or hazards immediately.
  • Maintain confidentiality and respect the individuality of service users.
  • Perform other duties as required.

Personal Specification:

Qualifications:

  • At least 15 years of experience in the construction or property industry.
  • A recognized Health & Safety qualification at a higher level than basic.
  • (Desirable) A recognized professional qualification, such as RICS.

Knowledge and Skills:

  • Minimum of 5 years of experience in a maintenance management role.
  • Experience in maintenance management within care, social care, or healthcare, for a minimum of 3 years.
  • Strong understanding of Health & Safety legislation, particularly in the context of building maintenance.
  • Proficient in using computer systems, including Microsoft Outlook, Excel, and Word.
  • Familiarity with building and property-related statutory documents such as Building Regulations and the Planning Act.
  • Experience with budgeting and financial control on building and maintenance projects.

Personal Competencies:

  • Willingness to travel to all properties within the portfolio.
  • Ability to work independently, using own initiative with minimal supervision.
  • Proven experience in leading and motivating teams, managing underperformance, and recognizing achievements.
  • Excellent communication skills, both verbal and written.
  • Comfortable working in and around service users' living environments.
  • Ability to work effectively with individuals who may display challenging behaviors.
  • Full, clean driving license.
  • Willingness to undertake relevant training and obtain additional qualifications as necessary for the role.
