Position: Sales & Marketing Director

Salary: Excellent, plus bonus + benefits

Capstone have partnered with the development company of a luxury waterfront village and superyacht marina located in Montenegro to search for a Sales & Marketing Director.

The development features a large marina for superyachts, high-end residences, upscale restaurants, designer boutiques, and a variety of leisure facilities. It has been praised for its lifestyle amenities, international community, and prestigious awards for its marina services and sustainability.

About you:

• Minimum 12 + years post graduate experience, international experience, with particular regard to working with an international developer or real estate agency / advisory practice
• Experience in luxury branded real estate sales
• Experience in yachting or private jets is advantageous
• Strong knowledge of key markets and the real estate industry/serviced residences is highly beneficial
• Understanding of investment trends advantageous
• Results-driven, self-motivated and highly competitive person
• Prior experience in a leadership function and team management
• Consummate team player with excellent interpersonal and communication skills
• Proven success in strategic planning and problem solving

About the role:

• Define, develop and implement sales lead retention & conversion strategies in conjunction with KPI’s, marketable USP’s and related initiatives
• Continually proactively research, determine, categorize and advise and project potential regional sales performances against internal price point structures and absorption
• Strategically identify, plan and penetrate new market and purchaser demographics regionally & wider internationally, apply & align to overall sales strategies and specific MICE
• Actively promote and pursue increased Introducers engagement geographically, aligned with overall strategic retention & conversion market penetration planning
• Ensure that the company’s sales successes are translated to a comprehensive Public Relations programme that maintains and enhances market credibility, exclusivity and brand /sub brands
• Analyze the effectiveness of all sales strategies, ensure consistency, quality and cost-effectiveness and take corrective / remedial actions as required
• Lead the sales team, sales managers, managing sales objectives and performance review of sales, in parallel with internal validation relative to actual V target, inclusive of researched external market absorption / market gain / share regionally & internationally
• Initiate, develop, prepare & issue for approval all feature dynamic pricing schedules, relative to residential real estate, berth purchasing & leasing
• Responsible for planning and implementing sales, marketing and product foresight programs, both short and long range, targeted toward existing and new markets.
• Track and forecast all residential sales, marina berth sales & marina berth leasing revenues / track & forecast the competitive set
