Position: Asset Manager

Capstone are delighted to be working in partnership with a pan-European industrial platform, headquartered in London, focused on urban/infill industrial and logistics properties in the UK, France, Germany, Benelux, Spain and Italy.

Founded in 2016, our client is a full-service development management and investment business with offices in London, Paris and Berlin. Today the Company manages a 100+ asset portfolio totalling ~1.3 million square meters and c. €4bn of AUM.

About you:

• Leasing and asset management experience, analysing / underwriting lease transactions involving a DCF model, negotiating LOIs, negotiating leases, liaising with solicitors in the negotiation of said leases, review of financial statements, etc
• Experience presenting market information / dynamics and transaction recommendations to internal and external stakeholders
• Demonstrate the ability to make effective business decisions and active problem-solving
• Be able to engage with occupiers directly as required
• A self-starter with an entrepreneurial mindset and experience working independently
• Strong preference for industrial and logistics experience but will consider candidates with leasing experience from other commercial asset classes i.e., office / retail parks
• Able to present clearly / concisely in English and German.
• PC Proficiency to include but not limited to MS Office applications (Word, Excel, Powerpoint, Outlook, etc.) and ability to learn company specific software.
• Strong modelling skills required.

About the role, main responsibilities include:

• Ownership of reporting, including the creation and distribution of reporting packs to both internal and external stakeholders regarding activity within the portfolio, and any ad hoc reporting required for stakeholder visits / tours, annual business plans, and valuation processes.
• Ad hoc analysis including financial modelling to evaluate various scenarios including sell – hold, incremental return on cost, etc.
• Assist with the creation and distribution of marketing materials for any current or upcoming vacancy
• Driving income through leasing and other asset management initiatives
• Minimising vacancy by liaising with third-party leasing agents, sourcing occupiers, and closing lease transactions
• Assist with the negotiation of new lettings from initial interest to agreement. Liaising with third-party solicitors in the drafting and negotiation of necessary letting documents.
• Establishing a favourable market presence to by establishing and maintaining a positive and professional relationship with the local brokerage and real estate communities, government officials, and prospective occupiers.
• Knowing the market: understating location, product, and supply and demand within your market. Visiting the properties and competition regularly.
• Liaising and coordinating with internal and external teams including investments, finance, leasing, design, legal, sales and marketing throughout the deal lifecycle
• Reviewing and analysing various asset reports including accounting files, CapEx projections and monthly Rent Rolls
• Assisting with asset strategy, financial reporting, and budgeting
• Work with senior members of the asset management team to help set the strategy and implement business plans
