Job title: Maintenance Manager

Location: Central London

Salary: £30,000 per annum plus benefits

They have developed an extraordinary portfolio of properties throughout London and continue to strive to create exceptional properties. In addition to their developments, they also manage a portfolio of rental properties located in the West End.

The ideal candidate:

A Maintenance Manager who can establish excellent working relationships with tenants, contractors, and staff.

The successful candidate must also:

  • Be able to work under their own initiative and be able to prioritise high importance jobs
  • Be a good communicator, able to listen to customer needs and summarise technical building issues in simple terms
  • Hold a full driving licence and able to drive the company van
  • Previous experience required in a similar position
  • Be comfortable with working at height from time to time

The Role:

  • Key holding duties and emergency callouts. This may involve out of hours working, responding to situation relating to security, maintenance, and safety
  • Property repairs and maintenance issues such as leaking pipes, re-aligning cupboard doors, changing lightbulbs etc
  • Liaising with tenants in relation to property issues
  • Make line managers aware of any maintenance issues that need escalating
  • Providing access to contractors and understanding any issues
  • Providing access to sales agents for viewings
  • Checking and accepting deliveries
  • Moving furniture
  • Pressurising boilers
  • Taking meter readings
  • Carrying out insurance inspections for vacant properties on a weekly basis or as required
  • Checking building condition such as drains and gutters etc. where access permits
  • To assist in the set-up of properties for new tenancies
  • Weekly check of the lift emergency lines
  • Weekly testing of emergency lights and fire alarm
  • Informing line manager of any health and safety issues
  • Property inspections for health and safety matters
  • Checking fire extinguishers
  • Checking and using ladders for maintenance issues
  • Keeping records of all health and safety requirements
