Project Overview:

This role supports the delivery of a super-prime residential development in Mayfair, being delivered under a Construction Management (CM) contract. The scheme is entering pre-construction, with a projected site start in November. The project will involve circa 30 trade packages varying in complexity and value, requiring detailed commercial oversight and close coordination with procurement and site teams.

Role Overview:

We are seeking a Commercial Manager with strong contractor-side experience, ideally within the high-end residential sector. The successful candidate will be responsible for the procurement, commercial management, and contract administration of multiple trade packages and will play a key role through both pre-construction and delivery phases.

You will be involved in placing orders, managing valuations and trade contractor accounts, and supporting the Senior Commercial Manager in financial forecasting, reporting, and risk management.

Key Responsibilities:

• Support the Senior Commercial Manager in managing all commercial aspects of the project lifecycle
• Lead or assist in the procurement and negotiation of circa 30 trade packages
• Prepare and place trade contract orders, ensuring alignment with the CM contract structure
• Manage interim valuations, payment applications, variations, and final accounts
• Conduct regular cost reviews, budget tracking, and financial reporting
• Ensure all commercial activities comply with contractual obligations and project strategy
• Work closely with project management, design, and site delivery teams to coordinate package interfaces
• Monitor and report on commercial risk and opportunities throughout the project
• Engage directly with trade contractors to manage performance, resolve disputes, and maintain delivery standards

Requirements:

• Proven experience as a Commercial Manager or Quantity Surveyor on the contractor side
• Strong understanding of Construction Management (CM) contracts and/or traditional D&B
• Experience on high-end residential or super-prime projects, ideally in central London
• Demonstrated ability to manage multiple trade packages and contractor accounts simultaneously
• Excellent negotiation, contract administration, and financial forecasting skills
• Strong communication and organisational abilities
• Familiarity with current construction legislation and procurement best practices

Desirable:

• Degree qualified in Quantity Surveying, Commercial Management, or similar
• Previous experience working on bespoke, luxury residential or hospitality developments
• Proficiency in relevant software (e.g., Excel, MS Project, document management systems)
