Position - Client Side - Head of Projects (Building Surveying)

Location - London

Salary - £75,000 + Generous benefits

This is a unique opportunity to work for a historic prestigious estate set within London which consist of listed buildings comprising of barista's chambers, commercial premises and residential flats. You will be responsible for the delivery of technical and Building Surveying services across the estate.

Main Duties

The following list of duties is indicative of the nature of the post. Priorities, time-scales and standards will be set in agreement with management, recognising the level of professional competence of the post-holder.

  • Assist with professional work as required; Rights of Light, Party Wall, Schedules of Condition, Schedules of Dilapidations etc.
  • To undertake building surveys, including the identification of building defects and proposal for repair.
  • To manage surveyors appointed by the estate to carry out dilapidations services and to liaise directly with tenants in respect of negotiations.
  • To develop and manage strategic implementation of cyclical maintenance, refurbishment work and improvements across the estate.
  • Manage the relationship between the estate and specialists/consultants where necessary for the implementation of the estates building programmes, negotiate fees, co-ordinate development plans and negotiate and agree final accounts.
  • Oversee the appointment of contractors necessary for the implementation of the estates building programmes, following the estates tendering procedure', negotiate fees, co-ordinate development plans, and negotiate and agree final accounts.
  • To assist in the preparation of the annual budget for the development, refurbishment and maintenance of the estate and to ensure that spending is within budget and work completed to agreed standards.
  • Lead the submission of planning and listed buildings applications and comply with property legislation and building regulations. Prepare reports and project/committee papers for committee members approval.
  • To manage multiple projects and programmes ensuring projects are achieved within budget, on time and that contractors are held accountable for delays.
  • To monitor the quality and progress of building works on site to ensure that building construction works meet design specifications and statutory obligations, through a system of benchmarking and site inspections.
  • Ensure compliance with health & safety and other statutory requirements; identifying and reducing risks where practicable and implementing risk management requirements of insurers the estates health and safety advisers.
  • To be responsible for and manage the Building Surveyor and Building Surveyor Technician.
  • Assist the Property Management Team, where appropriate, to let void accommodation quickly and mitigate the costs associated with them.
  • Prepare detailed delivery programmes and specification of works for the development, refurbishment and maintenance of the estate and undertaking project management duties.
  • Check, monitor and code invoices for purchases and contracts.
  • To undertake other duties commensurate with the post-holder's level of skill and experience, at the discretion of the estate.


Criteria:

  • Chartered Building Surveyor (MRICS) with a minimum of 5 years PQE
  • Have a good understanding and proficiency in using AutoCAD
  • You should be an excellent negotiator and able to forge strong relationships with tenants.
  • Experience of surveying and working on historic buildings (Grade 1, 2 and Grade 2*) and their maintenance and refurbishment.
  • Able to project manage major works programmes, £2.5M plus, ensuring projects are achieved within budget and to deadline.
  • Experience of leading and managing successfully multidisciplinary teams and demonstrating good management skills and the ability to work as part of a comprehensive Estates Team.
  • Proven ability to manage and monitor budgets effectively, providing detailed budgets, cash flows and flow charts for all managed projects.
  • Must be able to diagnose and analyse building defects and propose cost effective remedial action whilst considering issues from the estates point of view. Ability to analyse issues, make informed judgements, take appropriate
