Freelance Development Director

Duration: 6 Months

Part-time: 2-3 days per week

Location: London

Day Rate: £650 - £800 per day (outside IR35)

Capstone have partnered with a dynamic, fast-growing, privately-owned property and investment company, who are hiring a Development Director on a part-time, freelance basis. The postholder will be responsible for overseeing the company's property development activities. The role will report directly to the business owners and will involve becoming a director of the group-owned development management company. The successful candidate will will have the opportunity to play a major role in creating one of the largest BTR portfolios in the UK. The role will be based at their offices in Clapham, London.

Key Responsibilities:

• Provide technical input into the industrial development pipeline, collaborating with internal and external teams to provide input on appraisals and unlock opportunities through value engineering and optimisation of design.
• Lead planning applications and coordinate cost planning with the external consultants.
• Implement value engineering strategies.
• Manage scheme delivery within set timeframes and budgets, working closely with internal and external contractors.
• Set, monitor, and report on project timelines. In particular produce progress reports for investors and attend investor up-date meetings.
• Coordinate contract documents with the legal team, including JCT D&B contracts, Appointments & Warranties.
• Produce handover checklists and ensure construction teams have all necessary contractual information at Practical Completion.
• Oversee the resolution of defects and coordinate with external advisors.

Requirements:

• A degree in Surveying/Property/Construction/Architecture or relevant qualifications/experience demonstrating equivalent skill level.
• MRICS qualification is desirable.
• A strong technical skill set to independently handle key responsibilities. The successful candidate will have experience and a strong track record of managing similar projects from inception all the way through to scheme delivery in a developer environment.
• Residential experience, ideally within BTR Portfolios
• A strong commercial awareness and an ability to understand how various aspects of the design and build methods impact upon the financial appraisal and investor returns.
• In-depth understanding of CDM duties for Clients, Principal Designers, and Designers.
• Demonstrable project management skills and proven experience leading project teams comprising internal and external members.
