Analyst – Industrial & Logistics - Investment & Development

The Opportunity

Seeking a highly analytical and driven Investment Analyst to join its growing team in Dublin, with a focus on development-led opportunities within the industrial & logistics sector.

This role offers direct exposure to the full investment lifecycle, including origination, underwriting, development analysis, and execution across European logistics markets. The successful candidate will work closely with senior investment professionals and play a key role in supporting the expansion of the development platform.

Key Responsibilities

Investment & Development Analysis

• Build and maintain complex, institutional-grade financial models for acquisitions and development projects (including land, speculative and pre-let schemes)
• Conduct detailed cash flow modelling, IRR/NPV analysis, and sensitivity scenarios
• Analyse development appraisals including construction costs, phasing, leasing assumptions, and exit strategies
• Support underwriting of value-add and development-led logistics investments

Deal Execution

• Assist in the execution of transactions, including due diligence, investment memoranda, and IC materials
• Coordinate with internal teams (development, asset management, finance) and external advisors
• Review legal, technical, and commercial documentation

Market Research & Strategy

• Undertake granular market analysis across Irish and European logistics markets
• Track supply-demand dynamics, rental growth, land values, and occupier trends
• Support identification of off-market and thematic investment opportunities

Portfolio & Asset Support

• Monitor performance of development and stabilised assets
• Support business plan execution and value creation initiatives

Candidate Profile

Experience

• 1–3 years’ experience within:
  • Real estate private equity / investment management
  • Development advisory or principal development
  • Investment banking (real estate, infrastructure, or M&A)
• Direct exposure to real estate financial modelling is essential
• Experience in industrial/logistics or development strongly preferred

Technical Skills

• Advanced financial modelling skills
• Strong proficiency in Excel and real estate modelling frameworks
• Ability to analyse complex capital structures and development scenarios

Academic Credentials

• Strong academic background (e.g. top-tier university)
• Degree in Real Estate, Finance, Economics, Engineering or related discipline
• Progress toward or completion of CFA / ACA / MSc Real Estate / Finance highly desirable

• Highly analytical with strong attention to detail
• Commercial mindset with genuine interest in logistics real estate and development
• Proactive, entrepreneurial, and capable of operating in a lean, high-performance team
• Strong communication skills and ability to engage with senior stakeholders
