Position: Acquisition Manager - Benelux

Salary: Approximately 80,000 Euros - plus car, bonus + benefits 

Location: Belgium, flexible hybrid available

The role of the Acquisition Manager is to proactively identify and secure a pipeline of new self-storage facilities across Belgium. The new store openings will be integral to the strategic progress in expanding the store portfolio, providing significant future opportunities for the business, and underpinning continued plans for growth.

You will be responsible for identifying and financially appraising sites, negotiating heads of terms, running all site/legal due diligence, and securing planning permission; the Acquisition Manager is responsible for the full process of site acquisition through to start on site.

About you

  • A well-networked individual within the real estate sector with extensive experience of site
  • acquisition and development gained with a developer, retailer, or commercial property
  • consultancy.
  • Track record of success in identifying, acquiring, obtaining planning permission and developing sites. 
  • A skilled and tactful negotiator; effective in a variety of scenarios, from dealing with developers through to landlords and business owners.
  • Deal driven and entrepreneurial: Enjoys doing deals, finding, and creating opportunities.
  • Excellent communication, presentation and influencing skills.
  • Highly collaborative and able to work with multiple stakeholders across the business.
  • Detail oriented and able to lead, manage and co-ordinate several projects at once. 
  • Pragmatic and professional approach with excellent project planning skills
  • Good geographical knowledge, with ability to travel across the country including overnight
  • stays.
  • Languages: Fluent in French, Dutch & English

About the role 

  • Proactively identify and secure sites for development or existing buildings for conversion to
  • new self-storage facilities.
  • Negotiate terms as applicable with vendors, consultants, developers, local authorities, and
  • agents to meet the needs of our business, and to obtain the best return on investment.
  • Conduct site inspections/appraisals prior to exchange of contracts and undertake site, legal and planning due diligence on prospective opportunities. 
  • Manage property agents to identify and deliver targets - building a network of regional
  • contacts through agency, landlord, developers, and occupiers to drive numbers of acquisitions.
  • Prepare robust, fully evaluated proposals.
  • Work collaboratively with internal stakeholders and external consultants to build and maintain
  • strong relationships.
  • Conduct and conclude deal negotiations, utilising legal and professional advisors as necessary,
  • ensuring proactive communication and liaison across all parties.
  • Work collaboratively to develop new stores that meet requirements and the planning requirements of the Local Authority.  
  • Responsible for the entire planning process alongside our external consultant team and
  • accountable for delivering planning permission in line with the board approved business case.
