Property Manager
Up to £40,000 plus package

We have an opening for an experienced RICS qualified property manager, familiar with Landlord and Tenant issues and knowledgeable of current legislative requirements relative to property occupation. Whilst the individual would be expected to contribute to the strong team environment, they would need to be able to work on their own initiative creating their own niche within the team.

We are looking for someone who is dynamic and prepared to bring ideas forward to the client to improve rental and capital returns. The clients must be able to rely on the individual and trust that their experience and knowledge in the market puts them in a position where they are able to deliver sound and reliable advice that they can act upon to their benefit.

Responsibilities include (but not limited to):

  • Property & facilities management services to mainly residential properties but with a few commercial and mixed-use properties
  • To actively develop relationships with existing clients, identifying their requirements and delivering first class advice
  • To help with business development of both the Property Management Service Line and Matthews & Goodman
  • To undertake such instructions that might be included in the natural remit of a Management Surveyor as may be required from time to time
  • To present and conduct yourself in a mature and business-like manner
  • To ensure you fulfil the requirements of the RICS particularly with regards to Continuing Professional Development

Specific Duties / Skills:

  • Management and supervision of service providers, directing their on-site activities and monitoring their performance.
  • Procurement and re-negotiation of service contracts
  • Preparation of Service Charge budgets and reconciliations in accordance with the RICS Service Charge codes
  • Travel throughout the UK as necessary for property inspections and client meetings (mainly south east locations)
  • Managing Health & Safety ensuring adherence to legislation
  • Lease appraisal and residential document processing
  • Client reporting
  • Dealing with general tenancy related queries
  • Completing Section 20 Notices
  • Use of property management database and accounts software
  • Liaison with other departments as required

Education & Experience:

  • MRICS qualification
  • Knowledge of ARMA guidelines and good practice
  • Proven experience in property management and working knowledge of L&T law
  • Competent knowledge or Microsoft Office packages (365 desired) along with working knowledge of property management software
