Position: Development Manager (International Developer)

Location: United Kingdom (flexible/remote working opportunity)

Salary: £100,000 to £125,000 plus an excellent bonus & benefits

As the Development Manager for a Global Data Center Developer, you will be responsible for developing and closing new data centre opportunities that can be developed to deliver to the customers specific requirements. This role will include handling a high volume of large, complex real estate transactions.; tracking & monitoring acquisition and transactions activities for Global regions and markets, supervising compliance, managing due diligence matters on feasibility and using third party professional support via third party consultants. The role will handle and track site selection activities in identified markets with a focus on Global opportunities and cross functional departmental alignment for all projects.

Reporting to the Pre-Construction Delivery Director and with functional reporting to the Chief of Investment, core responsibilities for the role will include but not be limited to the following;

  • Conduct evaluation and selection of parcels of land & buildings for the purpose of acquiring and developing into a DC
  • Lead all aspects of design, engineering, scheduling, and budgeting for new projects including site assessment, conceptual design, scope of work and development of construction documents
  • Work closely with the Investment team
  • Hold senior management discussions with JV/Strategic partners regarding development agreements and sale purchase agreements
  • Procurement and management of consultants for feasibility studies
  • Review and assessment of existing site information and of power and fibre availability
  • Carry out project management of projects during the early stages of a project up to RIBA stage 3
  • Input into financial appraisals
  • Liaise with internal teams and external consultants to give cost and programme advice
  • Prepare funding paper to progress opportunities
  • Prepare weekly and monthly reporting to internal & external stakeholders
  • Assess and prepare reports on risk of carrying out the development
  • Transition design and pre-construction packages to the internal construction team for execution
  • Provide thought leadership and be accountable for all pre-construction results

Knowledge, experience, and skills

  • In depth knowledge and experience in commercial real estate/property transactions
  • Real estate, surveying, engineering, or construction related degree and qualification
  • String IT and analytical skills
  • Creative problem solver and track record in championing innovation
  • Ability to analyse complex business concepts and documents
