Capstone Property Recruitment are delighted to be working exclusively with Apache Capital Partners who were Founded in 2008 and are a privately owned fully integrated investor, developer, and operator of Living Real Estate. They invest global institutional capital into long term demographic trends that provide generational investment opportunities in the Build-to-Rent sectors across both Multi and Single-Family Housing and other alternative asset classes including student accommodation and senior living across the UK.

They have a strong track record of generating long term defensive income and capital returns for their investors.
Due to their continued success, we have been instructed to source an Asset Manager to assist the Asset Management & Operations Director with the day-to-day asset management of the rapidly expanding operational portfolio of Build to Rent assets which are owned and controlled by their investors.
Day to day asset management responsibility of a growing portfolio of newly developed Build to Rent assets across the UK.
Interfacing with the Operational Manager with the role of 'investor representative'.
In conjunction with the Asset Management & Operations Director, helping to develop, influence and maintain strong working relationships with Joint Venture partners, key external advisors, consultants and third-party stakeholders.
Ensuring the Assets under Management (AUM) which the Asset Manager is responsible for are managed in line with the asset's strategic Business Plan ensuring all occupancy, Net Operating Income (NOI) targets, Environmental Social Governance (ESG) and Net Zero (NZC) Operational strategies, statutory obligations and health and safety compliance are achieved.
Always striving to add value to the portfolio through the development of new services, amenities and resident engagement through technological innovation with a key focus on sustainability.
In addition to undertaking the 'asset management' roles and responsibilities, this role is about ensuring our residents are provided with the best lifestyle as a result of living at one of our properties.
Supporting the Asset Management & Operations Director across other operational BTR assets, including single family housing as required.
Responsibility for reviewing the operational Gross to Net budgets and Business Plans prepared by the Operational Manager to ensure these align with the underwriting models and advise where there are any deviances.
Draft Investment Committee recommendations for all asset management matters which require an Investment Committee approval.
Support the Asset Management & Operations Director on new acquisitions and disposals and in deploying strategies, feeding into the ESG Committee as appropriate.
Preparing the asset specific Annual Business Plan and quarterly investor update papers, working in conjunction with the operational manager and analysts.
TO BE CONSIDERED:
The successful candidate will ideally possess the following attributes and skillsets.
MRICS with at least five years' post qualification experience of undertaking a similar asset management role, preferably working across the Build To Rent sector in either multi or single-family investor organisations, albeit experience in other 'alternative' asset classes will be considered for the right candidate.
Ability to work successfully as part of a small, close-knit team but also to work autonomously.
Possessing a robust set of asset management skills and ability to work closely and productively with Joint Venture partners and third-party advisors and consultants.
A sound understanding of the dynamics of the Build to Rent investment principles and understanding of the drivers which preserve and create value.
A sound understanding of the principles and concepts of valuing Build to Rent assets and the drivers which preserve and add to their value.
Commercially astute with the ability to negotiate lease (principally retail/leisure) contract terms in consultation with third party agents and advisors and drive through the legal process from the point of agreeing Heads of Terms to completion.
Financially astute with a strong attention to detail and strong Excel skills.
